The Valuation Office Agency (VOA) groups similar properties together. It gives the group a price range for floor areas and units (such as air conditioning). This helps make rateable values fair and consistent.
Properties in this scheme
The value is applicable to industrial properties built between 1980-1999 (inclusive) in postcodes HD7, HD8 and HD9 but excluding the following locations - Brockholes Industrial Estate, Brockholes; Station Court, Clayton West; Emley Business Park, Emley; Linthwaite Business Centre; Park Mill Way, Clayton West and Spafield/Spa Mills Industrial Estate, Slaithwaite. It is assumed that properties built before 1971 have an eaves height between 2.5 and 5.5 metres; properties built 1971 onwards have an eaves height between 4.0 and 7.0 metres. The eaves height is not value significant within each of these ranges. The scheme may include mixed age properties where different levels of value may be applied to the different aged buildings. Properties of a quality or character not typical for the scheme may be excluded. Tyre and Exhaust Centres are also excluded from the scheme.
Prices in this scheme
Properties in this scheme have a base rate price range from £30.00 to £79.00 per square metre or unit.
The VOA applies a base rate to individual properties in this scheme. This is the per square metre price for the main floor area in the property.
The VOA may adjust the base rate to take into account what an individual property is like.

A price for parking is not given separately in this scheme because it is (one of the following):
- already included in the value of the buildings
- not relevant, for example at advertising rights
